A broad range of price points spanning the the southern border of Vancouver, The Heights is classic suburbia built prior to the "cookie-cutter" planned community era. Upscale properties with riverfront views, are something to aspire to, while just on the other side of Mill Plain is a more down-to-earth community all surrounding Columbia Lancaster Park (a wonderful STEM-themed plaground). Lots include mature trees and landscaping larger than much of Vancouver, great little pockets for dog walks, two local coffee shops, and a variety of architectural styles.

  • Regular community cleanup events and neighborhood improvement projects

  • Close proximity to Fort Vancouver National Historic Site and Pearson Field

*Average Home Prices are not updated in real time, and are a merely ballpark figure based on actual sales data combined with Rae's personal experience and knowledge, so outliers don't throw off an average calculation.

In this instance, north of Mill Plain and South of Mill Plain are categorized together based on location but have immensely different price points. Properties south of Mill Plain can include new builds and river views ($800k+), while north of Mill Plain are ~1970s classics at a great entry-level price point ($475k).

"One of my personal favorite neighborhoods for buyers in Vancouver, with great equity potential as The Heights District initiative is being built out by the city."
